What we saw.

Construction moves more than a trillion dollars a year in the United States. Most of it flows through spreadsheets, faxed waivers, and hand-stitched draw binders. Owners approve draws against stale PDFs. Lenders fund on month-old snapshots. Subs chase paper for months to collect on work long since installed.

The information asymmetry is the business problem. A subcontractor’s expired insurance, a sub-tier supplier’s unpaid invoice, a front-loaded pay app - these never become visible to the party carrying the risk until the damage is done.

Every other capital market solved this with infrastructure. The jobsite is the last one that has not.

Why this team.

Subcontractor Audit is founded by Javier Sanz Alvarez. Over the last decade Javier built and scaled regulated financial infrastructure - as CEO of a European digital brokerage, he grew the firm from zero to 5 million users and led its acquisition by a tier-one US investment bank. He has closed over 100 million euros in cross-border M&A and secured financial licences across 10 jurisdictions on four continents.

That background matters because construction capital is, at root, a regulated operations problem. The skills that build and scale compliant financial infrastructure - licensing, document validation, risk management, multi-party coordination, audit trails - are exactly what the jobsite capital stack needs.
