Florida Construction Compliance Requirements

Mechanics Lien Law

Florida requires Notice to Owner within 45 days of first furnishing. Mechanics liens must be recorded within 90 days of last furnishing. Contractor must serve Notice of Nonpayment before recording lien. Florida uses statutory lien waiver forms.

Prevailing Wage Requirements

Florida does not have a state prevailing wage law (repealed in 1979). Federal Davis-Bacon applies to federally funded projects only. No state certified payroll requirements beyond federal standards.

Insurance Requirements

Workers compensation required for employers with 4+ employees in non-construction (1+ in construction). Minimum $1M general liability common. $300K auto liability. Florida specific windstorm and flood coverage often required.

OSHA & Safety Compliance

Florida follows federal OSHA standards. No state OSHA plan. Florida Building Commission sets construction standards. Hurricane and weather-related safety protocols are industry-standard on Florida jobsites.
