Utah Construction Compliance Requirements

Mechanics Lien Law

Utah requires a Preliminary Notice within 20 days of first furnishing under UCA 38-1a. Notices are filed through the State Construction Registry (SCR). Mechanics liens must be filed within 180 days of completion (90 days for residential). SCR is an electronic filing system unique to Utah.

180 days: Commercial lien filing deadline (90 days residential)
180 days: Lien enforcement deadline from filing

Prevailing Wage Requirements

Utah does not have a state prevailing wage law (repealed in 1981). Federal Davis-Bacon applies to federally funded projects only. No state certified payroll requirements.

Insurance Requirements

Workers compensation required for all employers with 1+ employees. Minimum $1M general liability standard. Utah has a competitive private insurance market. Workers Compensation Fund of Utah is a major carrier.

OSHA & Safety Compliance

Utah operates a state OSHA plan through UOSH (Utah Occupational Safety and Health) under the Utah Labor Commission. Covers both public and private sector. Standards generally mirror federal OSHA.
