Washington Construction Compliance Requirements
Everything general contractors need to know about lien law, prevailing wage, insurance, and OSHA compliance in Washington.
Mechanics Lien Law
Washington requires a Pre-Claim Notice within 60 days of first furnishing (for subs/suppliers). Mechanics liens must be recorded within 90 days of completion. Washington lien law is contractor-friendly with strong protections for subcontractors.
Key Deadlines
Prevailing Wage Requirements
Washington requires prevailing wages on all public works projects over $2,500 (state) or $15,000 (local). L&I sets rates. Certified payroll required. Intent to Pay Prevailing Wage must be filed before work begins. Apprenticeship utilization requirements on many projects.
Insurance Requirements
Workers compensation through WA Department of Labor and Industries (state fund). Minimum $1M general liability standard. Washington has a state-run workers comp system (no private insurers).
OSHA & Safety Compliance
Washington operates a state OSHA plan through DOSH (Division of Occupational Safety and Health) under L&I. Covers all employers. Washington has some standards exceeding federal OSHA, particularly around fall protection and hazard communication.
